YOUR DECISION, IN NUMBERS

METHOD 2026-10-24.2
Average monthly cash after reserve$225
Annual operating cash after reserve$2,704
Annual lodging and cleaning revenue$61,685
Annual NOI before capital reserve$27,668
First-year debt service$22,354
Annual capital reserve$2,610
Cash break-even occupancy60.26%
Initial cash budget$98,000
Annual cash return on initial cash2.76%
First-year principal repaid$2,844

A steady operating-year scenario, not a booking forecast or permission to rent. The monthly table distributes annual operating assumptions evenly; no seasonality, lodging taxes, personal use, income taxes, depreciation, resale or lender qualification is inferred. NOI excludes capital reserve and debt; cash flow includes both. Cash return is unavailable with no initial cash denominator.

A SMALL CHANGE / A DIFFERENT VIEW

Occupancy ten percentage points lower

Average monthly cash after reserve

Current scenario$225
Changed assumption-$250

One assumption changes; everything else stays the same. This is a stress scenario, not a forecast.

READ THE RESULT

What the numbers are telling you.

  1. Guest cleaning fees are revenue; cleaning costs are a separate expense. Enter both before judging the margin.
  2. NOI comes before mortgage payments and capital reserve. Cash after reserve is the amount left after both.
  3. Break-even occupancy above100% cannot fit the entered bookable capacity. A null return is not an infinite return.
A GOOD QUESTION

Can strong occupancy still produce a cash shortfall?

Yes. Platform fees, turnover, management, carrying costs, capital reserves and debt can consume the revenue. Check contribution per booked night and cash break-even using the same assumptions. This tool does not establish permission to operate a rental.

OPEN METHODS / BETTER QUESTIONS

Understand what the number means.

The calculation

Use entered annual bookable nights and occupancy. Platform fees apply to lodging plus guest cleaning fees; management, maintenance and capital reserve percentages apply only to lodging. Subtract all operating costs, then reserve and the first twelve mortgage payments. Solve occupancy using the same variable-cost contribution.

Before acting on the result

A steady operating-year scenario, not a booking forecast or permission to rent. The monthly table distributes annual operating assumptions evenly; no seasonality, lodging taxes, personal use, income taxes, depreciation, resale or lender qualification is inferred. NOI excludes capital reserve and debt; cash flow includes both. Cash return is unavailable with no initial cash denominator.
